Memory care in Sun City, AZ
Almost everyone in Sun City is old enough for this search, and it still catches families flat. Census figures put about three quarters of Sun City residents at 65 or older, so the person doing the caring is usually a spouse of the same age, working it out alone in a house built for two healthy retirees. What surprises most families is how little licensed memory care actually sits inside Sun City itself.
The second surprise runs the other way. Sun City holds one of the country's designated Alzheimer's research centers. Banner Sun Health Research Institute on West Santa Fe Drive has worked on neurodegenerative disease since 1986, and with its Arizona consortium partners it is one of just 31 Alzheimer's Disease Centers designated by the National Institutes of Health. The Cleo Roberts Memory and Movement Disorders Center sits on that campus and provides assessment, diagnosis, treatment and support. So in Sun City the hard part is rarely getting an answer about what is happening. It is finding the right place afterward.
That second half changed in July 2025. Arizona now requires an assisted living setting that wants to provide memory care services to hold a licensure subclass for it, and the health department sets a minimum number of initial and yearly training hours for the staff who do that work. Before that, memory care was a phrase a building could put on a sign while its license said something else. Licensed supply
The state's published extract of licensed residential facilities lists sixteen assisted living settings inside Sun City. Eleven are assisted living homes, the small kind, each licensed for ten residents, which comes to roughly 110 beds altogether. Five are assisted living centers, and those hold most of the town's capacity, around 550 beds between them, with the largest licensed for well over a hundred residents. Arizona draws the line at ten: ten residents or fewer is a home, eleven or more is a center. So the real choice in Sun City is between a house on a quiet street with a handful of residents and a campus several times that size, with very little in between.
Fourteen of those sixteen carry a directed care license. Directed care is Arizona's term for services provided to people who are incapable of recognizing danger, summoning assistance, expressing need or making basic care decisions, which is where most families living with dementia arrive. It is worth understanding that a directed care license is the floor rather than the answer. It does not tell you whether the doors are alarmed, whether a caregiver stays awake through the night, or whether the staff have done the memory care training the 2025 subclass requires. We check the license level and the memory care subclass on every Sun City setting before it reaches your list. When the better fit sits in Sun City West, Surprise or Peoria instead, we say so plainly rather than stretch a short local list to fill a page.
Hospitals and timing
Banner Boswell Medical Center is the hospital inside Sun City, on West Thunderbird Boulevard, and the state's hospital layer lists it at 410 licensed beds. Banner calls it the anchor of community health care in the area since 1970 and a destination medical center specializing in the diseases of the elderly, with neurology and palliative care among its services. Dementia rarely sends anyone to Boswell on its own. A fall, an infection or surgery does, and the confusion that follows is often what finally puts memory care into the conversation. The state extract also lists two licensed nursing homes in Sun City, so a skilled rehab stay may come first. Medicare's rehab coverage is time limited and is not built for long term care, which makes that stay the window rather than the destination. We answer right away, seven days a week, and we can often move within days and sometimes within hours.
Paying for it
Memory care in the Phoenix area commonly runs from $4,500 to $10,000 a month, and what your family pays turns on how much supervision and hands on help your loved one needs. Most communities also charge an entrance fee, which can run from $500 to $7,500, and a group home with a semi private room starts lower, from around $2,000 a month. There is no published Sun City figure, so treat any number quoted to you here as that one community's own price and ask what it includes. Our work is free to your family.
